Frequently Asked Questions
Here are answers to the questions we hear most. If yours is not here, call 636-380-2574 or send us a message.
Estimates and pricing
Are estimates free?
Yes. We come out, look at the project in person, take measurements and send a written, itemized estimate at no charge.
Why do you need to see the project in person?
Every house is different. Subfloor condition, framing, access, existing materials and hidden water damage all affect the price. Seeing it in person lets us give you a real number instead of a guess that changes later.
What is included in your estimate?
Materials, labor, demolition and disposal, permits where required and cleanup, all listed so you can see what you are paying for. If there are options (for example, two flooring choices), we price them separately.
What happens if you find a problem after work starts?
Sometimes opening a wall or pulling up a floor uncovers rot, old water damage or wiring that needs attention. If that happens, we stop, show you what we found, explain the fix and give you the price in writing before doing any extra work.
Scheduling and the job itself
How soon can you start?
It depends on the season and the size of the job. We will give you a realistic start date with your estimate and keep you posted if anything changes.
Do I need to be home while you work?
No. Many homeowners are at work during the day. We will agree on access, keep you updated and walk through progress with you at key points.
How do you protect my home during the project?
Floor protection, dust barriers where needed, and cleanup at the end of every work day.
Who will be at my house?
The owner is involved in every project. Licensed trades such as electricians and plumbers are brought in when the work calls for them.
Permits
Do I need a permit?
Many projects do, including additions, decks, structural changes, most electrical and plumbing work, and some roofing and window work, depending on your city or county. Rules vary across St. Louis City, St. Louis County, St. Charles County and the surrounding municipalities. When a permit is required, we pull it and schedule the inspections.
Storm damage and insurance
Should I call my insurance company or a contractor first?
For safety, stop active leaks first. A storm damage inspection from a contractor tells you whether there is real damage before you open a claim. Your insurance company and adjuster decide what your policy covers. See our storm damage page for the full process.
Will you meet with my adjuster?
Yes, if you would like us there. We walk the property with the adjuster and point out the damage we documented.
Service area
Where do you work?
St. Louis City and St. Louis County, St. Charles, Franklin, Lincoln, Warren, Pike and Adair counties. See service areas. If your town is not listed, call anyway.
DIY or hire a pro?
Can I do some of the work myself to save money?
Sometimes. Our How To’s section has step-by-step DIY guides for smaller projects, along with honest advice on when a job is better left to a pro.
